Description

SAN GIMIGNANO (SI): In the heart of the Tuscan hills, strategically located near the main Tuscan capitals, there is an Organic Agricultural Company covering a total area of 209 hectares with a medieval village and various farms, comprising:

31.65 hectares of vineyards, including 9 hectares of Vernaccia DOCG planted in 2003 in full production with the possibility of planting an additional 4 hectares, 18.5 hectares of Chardonnay planted in 2009, and 4.5 hectares of Pinot Grigio currently managed by a company under a renewable yearly agricultural contract without preemptive purchase rights. The vineyards' location and the protection of the forest contribute to the growth of the vines without the use of chemical fertilizers or pesticides, as they have been cultivated organically and biodynamically (Reg. CE 2092/91 and subsequent integrations) since 2015.
5 hectares of olive groves with approximately 1200 trees in full production of high-quality oil registered with the Tuscan DOP Extra Virgin Olive Oil Consortium.
162 hectares of woodland with the possibility of recovering specialized crops on over 9 hectares.
1.5 hectares of arable land and fallow.

The property includes two farms and an ancient farmhouse, partly to be renovated, totaling approximately 4000 square meters, divided as follows:

1: Farm of approximately 700 square meters on two levels, with a courtyard of approximately 6700 square meters where four outbuildings are located. The buildings are mostly in need of renovation.

2: Ancient farmhouse within a courtyard of 15,800 square meters with various driveways leading to the main building of 1246 square meters, a ruin to be restored, and three outbuildings totaling 440 square meters. The buildings are partially in need of renovation.

3: Farm within a courtyard of 7500 square meters with a main building on three levels totaling 628 square meters and three outbuildings totaling 450 square meters. The buildings are partially in need of renovation with a project for the creation of agritourism.

Medieval village covering over 3.5 hectares, one of the oldest in the area, likely inhabited since the 6th and 7th centuries, currently an important archaeological attraction. The village is enclosed by walls dating back to the year 1000 AD. There are two mills with stone grinding wheels, foundations of various buildings, remains of warehouses and ovens, a cistern capable of holding up to 60,000 liters of water, a beautiful church of San Frediano, and towers belonging to the city walls.

Additionally, it has various wells, Enel connection, telephone, water, and sewage. Hillside location, very panoramic.
